NAI Capital’s Sells $1.2M Industrial Deal in Bermuda Dunes, CA
BERMUDA DUNES, CA – Kate Rust with NAI Capital’s Palm Desert office represented the Seller, Global Select Capital Inc., and the Buyer, EDK Technical, in the purchase and sale of a 14,467 SF industrial property located at 79579 Country Club Drive. The value of the sales transaction was over $1.2M.
“This is a very interesting property, as its use is almost evenly divided between hangar facility and attractive office space. With direct access to the airport runway, the hangar portion is designed for the display and storage of private planes; recreational and off-road vehicles, etc. but it also has the luxurious entertainment upgrades necessary for hosting large social events. Present plans call for the new owner to use a portion of the office space for its own business. The remaining office area and the hangar space will be offered for lease to new tenants,” said Rust.
The two story building has an elevator that accesses air-conditioned offices with private bath and visibility to the hangar below. The hangar floor is equipped with an oil separator system and cooled by four high-volume evaporative coolers. The facility also has a RV storage area complete with full hookups including cable, water, and phone and 41 parking spaces, 24 of which are covered.
The Buyers, EDK Technical and Construction Company, Inc., are an engineering and construction company specializing in petroleum related work. They intend to house their business on the premises as well as lease out a portion of the office space and hangar.
Central to the Coachella Valley, the property is located in Bermuda Dunes within the city of Palm Desert and just 23 miles east of Palm Springs. The property resides in a State Designate Enterprising Zone which means the Buyer is exempt from certain taxes and is given other economic advantages as an inducement to locate there and employ residents.
