HAWTHORNE, CADavid Young and Chad Gahr with NAI Capital’s Encino office represented the Seller, J&L Partnership, in the sale of an 18,098 SF industrial property located at 12833 Simms Avenue to the Buyer, Madrone/Kestrel LLC.  The value of the sale transaction was $1.4M.

“The property is well located with immediate access to the Century (105) Freeway, the Los Angeles International Airport and the San Diego (405) Freeway. With the twenty year Tenant lease coming to an end, it was a perfect opportunity to sell the property to an Owner/ User who plans to locate its business to the building. We had several offers to purchase the property from Owner/ Users. This area has seen a resurgence in industrial activity and interest.  An example of this can be seen in the company Spacex, the first commercial space craft facility of its kind which is located just blocks away,” said Young.

The free standing property, built in 1951, is of brick construction and has a fenced-in yard.  Warehouse features include 3 dock high and 1 ground level loading, and 12’ ceiling clearance.  Among the building’s other features are a 3 phase power system with 600 amps and 240 volts of well distributed power.  The 18,098 SF building also has 7,000 SF dedicated to office space which made it a smart buy.  The new owners, Madrone / Kestrel LLC, plan to relocate their manufacturing company which makes quality architectural hardware for doors, windows and skylights.  With the influx of new business to the area, it will increase property value and create new jobs.
