<p style="text-align: justify">This gorgeous two story eight unit regency style courtyard property was built in 1940 and has not been on the market in over 60 years.  The property exhibits Colonial Spanish architectural accents, hardwood floors, crown molding and beautiful gardens throughout its 7,497 sq. ft. lot.   Recent renovations include updated plumbing and electrical. <p style="text-align: justify">Deborah K. Luedy, broker with NAI Capital notes, “The Buyer acquired the senior living community as part of its growth expansion plans in the southeastern part of the U.S.  During the due diligence period it had become more clear to the Buyer that the community was a very nice complimentary fit to their existing portfolio of communities. Their immediate plans for the community are to continue its operation by providing various levels of services for the independent seniors and additional services for those in need of more supportive levels of care.”</p>

<p style="text-align: justify">The Seller, Statesman Group of Companies, is based out of Canada and with its U.S. operations headquartered in Arizona, is the original developer or owner of the community. <p style="text-align: justify">The proposed upscale 20,000 sq. ft. building, unanimously approved by the city’s planning commission in February 2013, will be located on prime Hawthorne Boulevard real estate south of Lomita Boulevard and in close proximity to the Del Amo Fashion Center mall.  The property will be highly visible from Lomita Boulevard and major nearby tenants include FedEx and Chase Bank.</p>
