MURRIETA, CA – Stephen Grossman with NAI Capital’s Orange County office has completed the sale of Guava Street Storage (formerly 1st Choice Self Storage), a bank owned self-storage property located at 41176 Guava Street in Riverside County, CA. NAI Capital exclusively represented the Buyer, Eddie Atoian, and Lee & Associates represented the Seller, First Citizens Bank & Trust Company. The value of the sales transaction was over $2 million.
The property, built in 2007, consists of 161 self-storage units and 11 RV parking spaces situated on 2.39 acres. Earlier this year, the 41,580 square foot property was foreclosed on by First Citizens Bank & Trust Company. The facility has a large on-site management office and apartment. In addition, the property has an attached office building which will be utilized for future additional rental income.
