This large-scale endeavour is valued at $50 million and will include a 5000-seat stadium as well as several related facilities such as training rooms, professional and administrative offices, and various businesses. </p>
<p>Robert Lacombe, Jean-Luc Lacombe, Daniel Coulombe and Sylvie Coulombe are the real-estate brokers involved in this project. They will study its specific needs, taking into account the managers’ values and ideologies; analyze the market to strategically target potential properties; and will develop and negotiate a proposal with the various stakeholders and decision-makers to ensure the project’s timely completion. </p>
<p>The Lacombe-Coulombe team and their client are currently evaluating potential land in the Laval region. </p>

It is located near the entrance of the industrial park, facing the city’s bypass road Route 158; less than a kilometer from Highway 31 and the region’s major roadways. </p>
<p>The 51,500 sq ft building sits on a lot of 400,000 sq ft and will house both the head office and all of the company’s production and distribution activities. </p>
<p>This building provides the buyer with the advantage of being able to expand his operations without having to renovate the existing parking or interior architecture. </p>
<p>This investment was necessary to maintain the company’s rapid growth. Daniel Coulombe wishes the best of luck to the entire Produits Sany team. </p>

<p>Having recently acquired a larger building to house its head office, Hebdraulique Inc. was now ready to sell its property at 6775-6781 Bombardier Street in Saint-Léonard, Quebec.  Located at the corner of Pascal-Gagnon Street, the 8,400-square foot building sits on a partially fenced lot of 18 921 square feet and includes 24 parking spaces, a store counter and excellent visibility. </p>
<p>The other party, BBP Energies, a company specializing in automatic control systems for schools and municipal, government, industrial and commercial buildings, was looking for a property with industrial and commercial zoning that also had the increased visibility afforded by a busy street. </p>

<p>On land measuring 37,357 square feet, the 25,834 square foot building offers Hebdraulique the possibility of tripling its surface area. This transaction was finalized to the immense satisfaction of both parties.<br />

<p>NAI Commercial brokers Serge Marcotte, Robert Lacombe and Jean-Luc Lacombe, who represent the owners of one of the largest properties in Boucherville, offered their advice with regards to negotiating the terms of a lease. The transaction was finalized in November 2010.<span id="more-81"></span></p>
<p>Continuously growing, Ben-Mor was looking for an industrial location that would help increase its operations. NAI Commercial suggested one of its industrial properties located at 1400 Rue Nobel in Boucherville, which has interesting visibility from Highway 20. The leased area is 90 618 square feet, with a height of 27.5 feet and a column spacing of 40 by 60 feet, while the land extends over 350 000 square feet.These criteria met the client’s requirements perfectly. They signed a five-year lease with the option to renew for five additional years.</p>
<p>Serge Marcotte, Robert and Jean-Luc Lacombe are very happy with the outcome of this mandate entrusted to NAI, which enabled the client to rent the building’s entire rear area. The total area of the building is 100 319 square feet. Still available for rent is the 9,701 square-foot area in the front comprised of office space and a showroom with great visibility from Highway 20.<br />

<p>Serge Marcotte, Robert Lacombe et Jean-Luc Lacombe de NAI Commercial, courtiers représentant les propriétaires d’une des plus grandes propriétés de Boucherville, ont offert leurs conseils dans la négociation des conditions d’un bail. Le tout s’est concrétisé en novembre 2010.</p>
<p>En pleine expansion, Ben-Mor recherchait un local industriel qui lui permettrait d’accroître ses exploitations. NAI Commercial a donc proposé une de ses propriétés industrielles située au 1400, rue Nobel, à Boucherville, qui bénéficie d’une visibilité intéressante sur l’autoroute 20. La superficie louée est de 90 618 pieds carrés, d’une hauteur de 27,5 pieds et d’un espacement de colonnes de 40 pieds par 60 pieds, alors que le terrain s’étend sur 350 000 pi². Ces critères répondaient parfaitement aux exigences du client, qui a signé un bail de cinq ans, avec possibilité d’option pour cinq années supplémentaires.</p>
<p>Serge Marcotte, Robert et Jean-Luc Lacombe se réjouissent du résultat plus que satisfaisant de ce mandat pour NAI, qui a permis à son client de louer toute la partie arrière de ce bâtiment. 			<content:encoded><![CDATA[<p>NAI Commercial is proud of its contribution in acquiring land for its client, Groupe Park Avenue. The 125,000 sq ft lot, located on the South Shore at the corner of Rue Rivard and Taschereau Boulevard, will be used to build a car dealership. Represented by Laurent Lauzon from NAI Commercial, Groupe Park Avenue purchased the property from Groupe Mach, who owns several lots on the South Shore and Montreal.<span id="more-77"></span> After researching and negotiating for over three months during autumn 2010, Groupe Park Avenue, a company already well known thanks to its many dealerships located across the region, can now continue with their development.</p>
<p>Laurent Lauzon from NAI Commercial did an excellent job in overcoming challenges he came across while completeing the mandate entrusted to him. In addition to advising Groupe Park Avenue on a location that would best suit its needs, NAI Commercial was also responsible for finding a location that would meet all the buyer’s conditions regarding the price, location and construction schedule. Furthermore, NAI Commercial sought to protect the buyer’s interests throughout the process. As a result, Laurent Lauzon from NAI made sure to confirm the buyer could build a car dealership with proper zoning. He verified municipal service and servitude regulations to avoid any unpleasant surprises after construction began. Also, NAI Commercial was responsible for negotiating the price of the land, as well as participating in aspects surrounding soil quality assessment.</p>
<p>In this regard, the lot Groupe Park Avenue acquired was an interesting challenge. To build the car dealership, the site’s soil quality required professional intervention by qualified experts who could assess the situation and recommend solutions. Groupe Park Avenue was able to purchase the land thanks to NAI Commercial’s extensive support and the contribution of its professionals, including Laurent Lauzon who once again helped Groupe Park Avenue achieve its real estate transaction, thus strengthening their business relationship, which began several years ago.</p>
<p>Finally, this transaction is part of Groupe Park Avenue’s development process. Its growth continues with the upcoming construction of an Audi dealership. Construction begins in the spring and they are scheduled to open in summer 2011.</p>
